Bristol Parkway OfficeWCR Group are working up a scheme to see this high profile site developed into a cutting edge sustainable scheme. It is targeted to take our development of sustainable offices to new levels for the UK and to 'remain ahead of the game.' This is helped by the site being adjacent to Bristol Parkway Mainline Railway Station. Once the appropriate consents are in place WCR Group hope to do something meaningful and visionary, with the right market in Bristol to make a real impact. Bristol has a well known sub-market for sustainable offices anyway with known specific demand for sustainable offices. Furthermore, it is anticipated that demand will increase markedly for the product over the coming months and years, in line with the now rapidly increasing public acceptance of and willingness to deal with 'green issues'. The anticipated scale will be in keeping with the environment and locality, it is likely to be around 60,000 sqft GIA, subject to demand. Again, the scheme will be targeted to exceed BREEAM excellent, possibly to become one of the first projects to attain BREEAM Outstanding. The site is particularly suited to sustainable offices, as well as being close to the station, it is also a brownfield site having formerly been a 'Transport yard' and Brickworks. To assist us in achieving these levels of sustainability, WCR Group have engaged German Architects/Consultants to work with our retained UK Architects. This should ensure the site benefits from more advanced expertise than is currently available in the UK. It is therefore hoped that our scheme will be more attractive than a conventional office development, with positive benefits for our future tenants with an emphasis on creating a modern healthy working environment with productivity enhanced and absenteeism reduced. A planning application will be submitted early in 2008 with the hope of starting on site by the summer of 2008. Buildings will be ready for occupation by mid 2009. Caerphilly Business ParkWCR Property have developed the a 7 acre site within the Caerphilly Business Park turning it from a derelict contaminated site into a modern business destination with a range offices and staff facilities (Crèche, Restaurant and Hotel) employing over 700 people. Phases 1 to 4 are complete and work commenced on the 5th phase. Phase 5B will be an 11,000sqft fully sustainable office, the first of this type to be built in Wales by the Private Sector.

WCR Property have already secured the first occupier, with leading local Solicitors Mowll and Mowll becoming the first occupier of the Beechwood Business Park. This is a site of over 2 acres situated in close proximity to the A2, a Tesco Superstore and the Dover District Council offices. The second building is nearing completion and planning consent has been obtained for 2 further buildings. 2 further office plots are available for bespoke development with a further 20,000 sqft of space possible. Once complete the site will provide over 30,000 sqft of high quality offices set in a mature landscaped environment with the protected Beech wood forming the heart of the scheme. In line with group policy, all new development will be undertaken according to Sustainable specification designed to exceed BREEAM Excellent.
